Emaar: application and documents

Emaar One supports move-in requests; ECM’s Emirates Living FAQ links to its application portal. In that community, a permit is required before entry and you must apply online at least one business day ahead. This is neither a one-day approval promise nor a rule for every Emaar building.

Emirates Living tenants upload Ejari, both sides of Emirates ID and a passport with visa page. Registered homeowners apply with their credentials without additional uploads under that FAQ; a title deed is not added here as a universal requirement. Outstanding property service fees can block an application: arrange settlement with the landlord.

The reviewed pages do not publish a permit fee, moving deposit, moving hours or elevator booking rule covering all Emaar buildings. Confirm with your community management the charges, moving window and service elevator before booking movers.

Nakheel: application and documents

Use My Nakheel or Nakheel Online Services: sign in or register → General Services → Security Services → Move-in/Move-out Permits. The FAQ advises applying 3 to 4 working days ahead; typical approval is 1 to 2 days, without a guarantee.

Owners: title deed or SPA, Emirates ID, passport and visa. Tenants: Ejari; the published list also says the owner’s ID, passport and visa. That wording is ambiguous: confirm with your community management which tenant and owner documents your application needs. Movers must request their daily pass 1 to 2 working days ahead; the FAQ lists one day for approval, treated here as an estimate.

At security, bring the physical confirmation letter. Movers must show copies of every entering employee’s Emirates ID bearing Nakheel’s security stamp.

The FAQ publishes Monday–Saturday 9am–5pm, Sunday 10am–1pm, and no permit charge. It does not list a moving deposit: confirm with your community management. Palm Jumeirah’s published rules give 9am–5pm on weekdays, 10am–5pm on weekends and no moves on public holidays. This differs from the FAQ: confirm with your community management the applicable window. For multi-owned buildings in Palm Jumeirah, those rules require advance notice to management and security for elevator allocation. Confirm the service elevator reservation before movers arrive.

Frequently asked questions

Does the permit include DEWA connection and an elevator slot?

Do not assume it includes either. Arrange utilities separately and obtain management confirmation of access and the elevator slot before moving.
