General information, not legal advice

The rule published by DLD

Article 20 of the tenancy legislation published by DLD allows a maintenance security deposit and requires the landlord to return it, or its balance, on lease expiry. That article does not set a universal deposit percentage or a general day count for all refunds. Review your lease and ask for an explanation and evidence for any deduction.

Document condition and handover

As practical preparation, compare the condition with your check-in inventory, arrange an inspection and photograph handover condition. Ask for acknowledgement of returned keys and cards, a written deposit statement and confirmation of refund destination. Retain your lease, Ejari, deposit receipt, messages and bills; this is preparation, not an official filing-document list.

If agreement fails

Raise the issue in writing with your evidence and request a response about the balance or deductions. Consult the official Rental Disputes Center portal for the route applicable to your dispute. Check current filing requirements and fees there before proceeding; this guide does not predict an outcome or replace advice for your circumstances.
